We were tasked with carrying dilapidations on an existing unit following the existing tenant leaving the unit.
The works consisted of the removal of the 2nd floor office and the rear extension to the office within the warehouse then installation of new ceilings, heating system, lighting, distribution board, decoration to all walls, decoration to the warehouse floor, new kitchen, new floor finishes to the office / toilets and then a clean of the cladding and carpark areas.
The key challenges with this project were the additional works that came up whilst on site which were as follows:
Leak to existing roof – We investigated this as soon as it became apparent as the leak was preventing the warehouse floor from being painted. We engaged our scaffolding, netting and roofing sub-contractors and provided safe access so the roofer could remove the existing ridge which was the cause of the issue and then replace with new to match. All this was carried out quickly so that the end date was not changed.
Structural issues with the party wall – There was cracking evident in the party wall which large enough gaps to see into the next unit, so we communicated with the unit next door and arranged works to reduce the impairment on their works as much as possible. The works consisted of opening up where the wall met steels and then installing fire breaks in these areas through our sub-contractor who can certify the works and then we also chased out the mortar in certain areas to install reinforcement. Again, all these works needed to be completed quickly so that the client’s timetable was not affected.
